BUILDING PERMITS

Building permits are required for the construction of new buildings or structures, building additions, pools, decks, sheds and structural alterations and must comply with the provisions of the Township By-Laws. A building permit application can be obtained from the Municipal Office or the County of Dufferin Building Department. Link to County of Dufferin Building Permit

SITE PLAN APPROVAL

The Site Plan Approval is an essential component of the development review process. It is intended to:

  • Complement the objectives of the Official Plan;
  • Conform to the requirements of the Zoning By-Law and other appropriate by-laws/regulations
  • Eliminate or reduce negative impacts on adjacent land uses;
  • Provide clear guidelines to help streamline and speed up the approval process.

The Official Plans contain objectives and policies established primarily to provide guidance or the development of a municipality. Official Plan Amendments may be obtained from time to time by following the applicable amendment process. Information can be obtained at the Municipal Office and forms available below.

 


OFFICIAL PLAN AMENDMENT NO. 3

UTILITIES AND ALTERNATIVE ENERGY

NOTICE OF ADOPTION

TAKE NOTICE that the Council of the Township of East Garafraxa passed By-law 05-2009 on the 27th day of January 2009, under Section 17 & 21 of the Planning Act, R.S.O. as amended. This Official Plan Amendment is still waiting decision by the Ministry of Municipal Affairs.

PURPOSE AND EFFECT

The purpose of this amendment to the Official Plan is to provide objectives and implement policies to provide opportunities to develop renewable energy systems that are compatible with the existing characteristics of the Township through responsible siting, construction and operation that balances environmental, social and economic benefits with any potential land use impacts

The Township of East Garafraxa engaged The Jones Consulting Group to complete a Utilities and Renewable Energy Planning Study. A Background Research Paper was prepared and Public Meetings with respect to these amendments were held on June 24, 2008, November 12, 2008 and January 13, 2009. As a result of comments received and further review by Council, policies have been prepared for an amendment to the Official Plan for Utilities and Renewable Energy provisions.

Information in respect of the proposed Official Plan Amendment is available to the public for inspection at the Municipal Office, 374028 6th Line at Dufferin Rd. 10 (west of Laurel) from 8:30 a.m. to 4:30 pm. Monday to Friday.

Any person or public body will be entitled to receive notice of the decision of approval authority if a written request to be notified of the decision is made to the approval authority.

Official Plan Amendment # 4 to 2004 Official Plan

PLANNING ACT, 1990 AS AMENDED
NOTICE OF THE ADOPTION
OF A PROPOSED OFFICIAL PLAN AMENDMENT NO. 4

TAKE NOTICE that the Council of the Township of East Garafraxa passed By-law 34-2010 on the 13th day of October 2010 under Section 17, 21 and 26 the Planning Act, R.S.O. as amended and is at the Ministry of Municipal Affairs awaiting decision.

PURPOSE AND EFFECT

The purpose of this Amendment is to incorporate revised and new policies and schedules into the Official Plan to reflect two Provincial Plans: The Growth Plan and the Greenbelt Plan.

The Growth Plan took effect on June 16, 2006. The Places to Grow Act, 2005 requires that Official Plans be amended to conform to the Growth Plan.

The Greenbelt Plan took effect on December 16, 2005 and the Greenbelt Act, 2005 requires that conformity to the Greenbelt Plan be carried out as part of the Official Plan review process.

The current Township Official Plan was adopted by Council on December 15, 2004 and was approved by the Ministry of Municipal Affairs and Housing on October 26, 2005. The Planning Act requires that municipalities review their Official Plan at least once every five years. On March 23, 2010 Council directed that a review and update of the Official Plan be undertaken. This review will be undertaken In two phases. Phase One of the review has resulted in this Amendment to bring the Official Plan in conformity with the Growth Plan and the Greenbelt Plan.

ZONING BYLAW 60-2004

The Township Zoning By-Law is a legal document, which is used to control the development of properties and buildings. Zoning Classifies properties into zones such Agricultural, Rural, Estate Residential, etc. Each of these zones has legally enforceable regulations attached to them such as the location and size of building.

Changes to the Zoning By-Law may be required. The Planning Advisory Committee review Zoning By-Law Amendments Applications and forwards recommendations to Council. Information regarding these processes and applications forms can be obtained at the Municipality or by using the links below.
